1. Project Background

This project is implemented in the underground commercial block of Jinrongjie Metro Station, Kunshan, with a total construction area of 18,569.39 square meters, integrating retail, catering and supporting services. The building consists of multi-story underground spaces, complex electromechanical pipelines and a large number of independent commercial stores. Traditional management modes face multiple pain points: unintuitive spatial presentation, scattered store ledgers, difficult equipment inspection, and isolated data between business operation and facility maintenance. To address these issues, a BIM asset operation & maintenance platform is built based on digital twin models to unify asset leasing and equipment maintenance businesses, realizing refined management of commercial complexes.

2. Four Core Functional Modules of the Platform

(1) Home Dashboard

A visualized cockpit integrating core indicators of overall project operation and maintenance. The leasing section displays total store units, occupied/vacancy quantity, rent revenue, overdue merchants and rent collection rate. The maintenance section summarizes total repair, maintenance and inspection work orders, counts online/offline and alarm equipment, and synchronizes water & electricity consumption data. It supports multi-dimensional data comparison by month, quarter and year, enabling administrators to grasp the overall project operation status in one stop.

(2) Model Navigation – 3D Digital Twin Visualization

A full-professional layered BIM 3D model of the building is established, supporting switching between above-ground building overview and underground floor sectional views. It displays the layout of complete electromechanical pipelines including air conditioning, ventilation, smoke exhaust, water supply and drainage by layers. The system supports spatial retrieval of zones A/B/C/D to locate stores and equipment rooms, delivering intuitive visualization of internal spaces and concealed pipelines, and eliminating inefficiency of paper drawings and difficulties in pipeline fault location.

(3) Asset Operation – Full-cycle Store Leasing Management

Complete asset archives can be retrieved by clicking store units on the 3D model, including store area, business format, zone, leasing contract, rent & property fee, vacancy/occupied status, etc. The system automatically calculates occupancy rate, receivable rent and overdue merchants, generates rent ledgers and expiration alerts, and centrally manages merchant information to form an online closed loop of investment, contract signing, payment and tenant management.

(4) Asset Maintenance – Intelligent Control of Electromechanical Equipment

The platform classifies and manages all types of electromechanical equipment such as drainage pumps, air conditioning units and ventilation fans. Each equipment is precisely bound to its spatial position in the 3D model, collecting real-time operational data including equipment status, water level and energy consumption. Users can create repair, maintenance and inspection work orders with one click, and the system automatically counts work order completion rate. Abnormal equipment triggers automatic alarms with fault locations linked to the 3D model, realizing full online management covering equipment monitoring, work order dispatching, maintenance and filing, and cutting labor inspection costs.
